For borrowers with weak credit — or no credit history at all. This private loan needs no credit check and no income check, and it is open to newcomers to the United States and to foreign nationals. The loan is secured by real estate. Available in Texas only, in two forms: cash-out up to 70% of the property's value, or a purchase with 20% or 30% down.

Funding
When your loan is approved, it closes and funds. If someone referred you, their referral fee is confirmed at this point.

Get paid when the loan funds
Your fee is earned when the loan closes and funds. NOVA Consulting Corp confirms each fee to you in writing after funding.
Referral fees are paid to registered partners for loans that close and fund through Fast Money. An application on its own does not earn a fee. Private property-secured loans are available in Texas only.

Track Your Referrals
Registered partners can request a status report at any time. Open the status form, enter the phone number you registered with — your referral code — and your email address, and Fast Money will email you a current report of the loans you referred and the stage each one has reached.
For privacy, while a loan is in progress your report shows the borrower's name, the loan type and the current stage only. The loan amount and your referral fee appear in the report once the loan has funded.

No. Fast Money charges borrowers no upfront fees for its help. If a lender charges its own fees, they will be explained to you before you commit to anything.

Private property-secured loans are available in Texas only. They are made for borrowers with weak or no credit history — no credit check and no income check — and are open to newcomers to the United States and to foreign nationals. The loan must be secured by real estate, either as a cash-out of up to 70% of the property's value or as a purchase with 20% or 30% down. Business loans and mortgage loans are available in all 50 states.
Two forms. A cash-out loan lets a property owner borrow up to 70% of the property's value against real estate they already own. A purchase loan finances a new property with 20% or 30% down. Both are Texas only, with no credit check and no income check.
